Type: Modernization in 195 Classrooms

NPC was involved as a Design Criteria Consultant/District Liaison for this multi-site design-build $60M project, overseeing the creation of the design criteria, the selection of the design-build teams, and the design and construction phases of the project. During each team’s development of a Guaranteed Maximum Price (GMP), NPC performed comparisons between proposed costs versus similar project bids over the last few years. Routine schedule and budget analysis was performed throughout the life of the project to maintain quality and accuracy. The cost control measures resulted in a refund of contract funds back to the District for use on other projects and sites. Acting on the district’s behalf, NPC reviewed 3-week look ahead schedules for all teams and their project sites weekly, as well as monthly reviews of overall critical path method (CPM) schedules to ensure the overall contract timeline would be met. When discrepancies or changes were made, discussions were had regarding their impact on the overall completion dates.
To complicate matters, the entirety of the project was been planned and scheduled around regular school occupancy, including summer sessions and winter sessions, as well. The project was a major success as it was completed under budget and ahead of schedule.
