This 22-story, 250,000-square-foot building, originally constructed in 1961, featured an outdated central mechanical plant. The project aimed to upgrade the chillers on the 12th floor, along with associated equipment such as pumps, controls, and emergency exhaust systems.

Net Positive designed a new chilled water plant that addressed the existing load requirements, offered flexibility for off-season load reduction, and was modular to fit through the service elevator for easy installation. The building’s unusually tight spatial constraints posed significant challenges for both the EMCOR construction team and NPC design team. These challenges were successfully overcome through well-coordinated solutions, teamwork, and diligent efforts by the installers.
